Buying Land in Pelion in 2026:
6 Costly Mistakes Foreigners Make
A practical guide for UK, French, German & Dutch buyers looking to build a stone villa in Pelion, Greece. By Alexandros Theocharopoulos – Architect based in Volos, 20 min from Pelion.
Pelion is not Mykonos. That’s why people love it. Stone villages, sea views, forests. But building here has strict rules. I’ve seen foreign buyers lose €20,000-€50,000 on a plot that looked perfect on Idealista.
This guide will save you that mistake.
MISTAKE #1: Believing ‘Inside the village’ means you can build anything
In Pelion, most traditional villages (Makrinitsa, Portaria, Tsagarada, Milies) have strict architectural guidelines. Even if the land is inside the settlement (entos oikismou), you may be forced to build with wooden windows, specific roof tiles, max height 7.5m. Some plots inside the village are listed as non-buildable due to a small width. Check: Ask for the exact building terms (oros domisis) from the local planning office, not just what the seller says.
MISTAKE #2: Buying ‘off-plan’ land without a forest authority.
Over 60% of Pelion is forest or reforestable. A plot can be outside Natura 2000 and still be
flagged by the Dasarcheio (Forest Service). If it’s forest, you cannot build – period. The check takes 2-4 weeks. Check: Request a recent forest map certificate (Praxi Charaktirismou). We do this for every client before they pay a deposit.
MISTAKE #3: No legal road access
In Greece, to build outside the village you need a plot to have face on a legally recognized road (koinotikos or agroikos). Many beautiful olive groves have only a dirt track used for 30 years not legally recognized. No road = no building permit. Check: Ask your topographer to confirm road characterization from the municipality.
MISTAKE #4: The sea view will be blocked in 2 years Your plot has an amazing view of the Pagasetic Gulf today. Next year, the neighbor builds 2
floors in front of you. In Pelion, there is no law protecting views, only height limits. Check: We always study the neighboring buildable envelope and the slope. We position the villa to protect the view long-term.
MISTAKE #5: Underestimating water, sewage and access cost A plot for €60k can need €35k extra for a retaining wall, access road, water tank and biological sewage system (required outside villages). In Pelion’s steep terrain, excavation can double your budget. Check: Get a preliminary cost estimate including infrastructure, not just the house. Our feasibility report includes this.
MISTAKE #6: Designing a house that doesn’t rent If you plan to rent on Airbnb when you’re away (most do), a badly oriented house with small windows to the view will rent for €90/night instead of €220/night. Pelion rental market wants: open plan kitchen with East light, large terrace with sea view, fireplace, stone feature. Check: Our villas average 8-11% ROI because we design for both living and renting.
